Superior Marketing and Advertising: We use a variety of channels and sites to market your property. From our custom designed website with a personal property listing, to Home Away, VRBO, Facebook, and Blog Posts; your property is sure to get maximum exposure to anyone looking to rent in PCB.

Booking Management: Our website is fully integrated with the Lodgix booking software. This makes booking online easy for the guests. It also allows us to manage all aspects of the business and your property effectively and efficiently.

Owners Access: Each owner will have a unique login and password to the Lodgix system. From here the owner can update their calendar for personal stays as well as order
work orders and request monthly and yearly statements.

Accounting Services: Through Lodgix, Emerald Coast Property Network will provide owners with a monthly statement of income and expenses. We will collect all rents, cleaning and taxes due. We will pay all vendors that we contract with to manage your unit as well as pay your monthly Sales and Use Taxes due to the City, County and State.

Bi-Monthly Inspections and Reporting: Every other month your property will be thoroughly inspected. Any and all findings will be reported back to the owner so that you are fully aware of the state of your investment. You will never come in town and have any surprises on how your unit is being taken care of. If there is a surprise, it will be a pleasant one!

Preventative Maintenance and Upkeep: During your Bi-monthly inspection, we will change your air filter and all burnt out bulbs as well as make sure all remotes are in working order. We will also make a list of needed and recommended common upkeep issues. Ongoing maintenance of investment property is what keeps the unit in tip top condition guest after guest to ensure the best experience possible for everyone.

First Class Cleaning Services: We contract with only the best housekeepers in Panama City Beach. We take any and all cleaning issues very seriously and address them immediately. We know that cleaning is the number one service that can make or break a guest’s experience in your unit!

Market Comparisons: We will do a thorough market comparison of rates for comparable units and resorts along the beach. We will make sure that you are getting the most money possible out of your investment.
